Wooden New-Build Villas in Heiloo

The location on Westerweg has a rich history as a business site in the green outskirts. This commercial heritage has been taken as the starting point and integrated as a concept in our architectural design. This approach has resulted in a wooden new-build villa type that fits perfectly into the rural landscape, featuring black wooden cladding, a steel roof, and aluminum window frames. These sustainable villas are constructed entirely from wood and designed with the principles of biobased building in mind.

Location: Existing Greenery in the Countryside

The front of the site is rich with mature trees and plants that provide natural shelter for the property. In our new landscape design, our architects have preserved as much of this existing greenery as possible. Jos Hoope explains, “In new construction projects, it often takes more than 10 years for a site to fully grow green. The existing greenery here is truly a gift, and we’ve preserved it as much as possible. Future residents are free to design their gardens as they wish.”

Concept: Green Living Outdoors

The homes feature deep gardens and are located along a line of houses and barns near the Zandzoom. This green environment offers an ideal retreat from the hustle and bustle of daily life while being close to the beach.

Sustainable Wooden Home Design

The unique aspect of this development plan is that all homes are detached and situated on spacious plots with generous spacing between them. Jos Hoope explains, “This creates an open and spacious feel.” The homes are designed with sustainable building principles in mind, allowing them to be fully customized to the preferences of future residents. Roy Plevier adds, “Each home offers expansion possibilities, so if a buyer needs more space, they can add extensions or modify the layout as desired. This makes the home design sustainable and adaptable to the buyer’s space requirements.”

Appearance: Natural Materials

For this project, we have chosen genuine natural materials that require minimal maintenance and only improve in appearance over time. The homes are clad in Douglas wood, and the repeated use of wood gives the houses a modern, natural aesthetic. By incorporating glass walls in key areas, the interior and exterior are seamlessly connected, allowing residents to enjoy the surrounding greenery indoors as well. The interior comes standard with wooden finishes or can be plastered and painted in color according to personal preference.

Collaboration

The project is being developed in collaboration with partners iWood and Pieter de Boer Bouw & Ontwikkeling, who are responsible for construction. For more information, please visit the website of Van der Borden real estate agency.
